Case Study….

EPC Uplift of Victorian Student Accommodation to achieve an ‘E’ Rating.

The University of Leeds working closely with Fading Footprints maximised their EPC ratings on their Student Accommodation using a “Tailored EPC” Method that uses ACTUAL consumption and fabrication data rather than the industry standard “Energy Intensive – Default EPC” method. The “Tailored EPC” Method included: Actual Heating efficiencies and correct fabric U-values Calculation run through a “3D Energy Modelling” software; to ensure a higher degree of EPC accuracy.

The “Tailored EPC” method improved the ratings of 50% of those properties surveyed by one EPC banding to either a “C”, or “D” rating, without having to inject capital into the properties. The improved ratings will enable the accommodation to be rented out to either 2025 or 2030; when EPC ratings of D and C are due as a minimum respectively. This will help secure the rental income over a longer period under the “Minimum Energy Efficiency Standard (MEES) regulation.
